Breakfast very good. The personel was very friendly and I really enjoyed that. The room was comfortable. The place has a nearby bus station, good for moving with luggages. Also, the personel helped us with some info about the vaporetto from Lido to Venice which was helpful. Additionally, the breakfast was pleasurable with many kind of food. The bidet which is specifically italian was really nice. Also the bath was very good with towels and everything I needed, since I forgot my own shower gel at home and also I forgot to get my towels from the main hotel room (too lazy to go to them again).

Simple but excellent, low-key traditional hotel with grand view over the lagoon towards the city of Venice. Ten minutes walk along the lagoon quay to the vaporetto for Venice, some traffic on the road but very quiet by night. Ample clean corner room with beautiful covered balcony (loggia), go for these ones! No modern frills, in fact nicely stuck in the past; exceptionally good value for the price for Venice. Interesting also to explore the Lido, its art nouveau villas, Jewish cemetery, the Murazzi... Ideal for longer term stay, away from the madding crowds yet close to the city.

Bottom line is don't hesitate to book a room. The Location is excellent with a 10 minute walk to the water ferry that will take you to any of the top sites in Venice. There is also a upscale restaurant and bar area across from the ferry. The room was quiet, breakfast was very good, the room, like all but the high priced hotels, was small but adequate. What really impressed me was the manager at the desk went out of his way to explain a quicker and cheaper route back to the airport.

The hotel was lovely, we had a room on the third floor but the terrace door was stiff, annoying as it let flies etc in but the view was amazing. The Wi-Fi was excellent as were the staff, especially the older lady and gentleman on reception. The breakfast was a basic continental one but with plenty to eat. The only thing that put me off was the distance to the water bus stop, a good 10-15 mins, other than that everything was amazing.

Nice to have a kettle with teabags. However, its 4 stars rating is a bit overstated, its a nice cosy hotel with cca 20 years old rooms, but clean and friendly.
